Renegotiate Your Loans and Win Big

With the current economic situation all too many people are finding themselves unable to pay their loans as they were written originally. No matter whether you have lost a job, become debilitated even temporarily, or have new expenses the situation can be nerve wracking. What makes it worse is not having tools to deal with it. It comes as a surprise to most debtors that they can renegotiate their loans. By working with their creditors they can negotiate reduced payments, a better payment schedule, and even have some fees removed so that they can again manage their debt situation.

In the absence of criminal liability for debt and debtor prisons, the lenders realize that their options are limited. If a debtor refuses to pay a debt, the lender only has a few courses open to them. Reporting the default to a credit bureau hurts the borrowers credit ranking, but does not necessarily result in repayment. A lender may also resort to seeking a remedy in court, but this process is time consuming and expensive and only makes sense for large loans. Further, a court remedy may not necessarily result in repayment.

Because they know their options are extremely limited and not always effective, many lenders have begun to renegotiate loan terms because they realize there is a greater chance of receiving payment that way. Their goal is to recoup as much of the outstanding loans without increasing their costs. Lenders know that court and collection fees increase their costs so they prefer to avoid it.

Negotiating reduced payments and loan terms is in the interest of both parties; both the lender and the borrower. As much as lenders would prefer to have the loan paid as originally agreed, most realize that renegotiating is better than having the loan completely default. To this end, many companies and banks have established customer service departments to handle hardship situations. They are the ones who have the power to renegotiate loan terms so the lender is repaid.

The renegotiation process is fairly simple. Contact the company that made the loan you need to renegotiate. When you reach the person that is empowered to negotiate new loan terms clearly explain your situation in detail and have a plan for repaying your loan. This shows the lender that you are making a good-faith effort towards repaying the debt you owe and will go a long way towards obtaining better terms. Even though this can be a stressful process it is important to remember not to become aggressive; you have reached the person who can actually help you so treat them with respect.

If you are truly incapable of paying back your debt you have nothing to lose by attempting to renegotiate your loans, and everything to gain. Remember that although the renegotiation process can be quite time consuming, and the lender may want documentation to substantiate your hardship situation, the result can be quite rewarding. Even if the lender refuses to renegotiate, you have put forth the effort and you are in no worse a position. There is satisfaction in making the effort.

The list below is designed to alert you to a possible danger in your community. Over the course of the last four years silentlambs has been a repository of reports on alleged Jehovah’s Witness child molesters. Victims have reported extensively on times, dates and places abuse occurred. We have wrestled with how to alert the public as well as members that may be in congregations where abusers have been reported.

We offer the following suggestions if you as a Jehovah’s Witness are in a town/congregation where a report has been made.

Do not allow your children to be alone with anyone in the congregation.
Escort your children to the bathroom during meetings and make sure no else is with them when using facilities.
Never allow your children to be alone in the car with anyone while in field service.
Do not allow any member to study with your child alone.
Avoid camping trips in which children go as a group with one or two adults.
Avoid baby sitters that are adult males.
At a get together watch your children and keep them in sight at all times.
Ask elders directly if they know of any abusers in your congregation, use specific names and note their reaction. They will not tell you directly but indirectly you can often figure out who it is. If one elder is less cooperative talk to another till you find out enough information to know the facts.
Check the local sex offender list in your area, type in the name of every person in your congregation to see if any are listed.
Notice any male member of the congregation that does not have privileges such as microphone or other duties around the congregation, especially if for a long period of time. They can offer talks on the TMS or sermons Service Meeting but are not allowed to conduct meetings. (This is only in case of a confessed child molester)
Note any member of the congregation that has children with sever rebellion or emotional problems.
Do not allow your children to have sleepovers with anyone.
Note members that the elders avoid having around their children.

If you are a member of the public and your community is on the list take the following steps to protect your family.

If Jehovah’s Witnesses call at your home never allow them in your home
If you do not wish Jehovah’s Witnesses to call at your home purchase a no trespassing sign and place it near your door. JW’s are instructing to only respect “no trespassing” signs any other variation will be ignored.
If you do not wish Jehovah’s Witnesses to call you can also call the local number and ask to be placed on the “do not call” list. They will note your home and check about once a year to make sure you wish to remain on the list.
If you choose to study with Jehovah’s Witnesses do so at a neutral location such as the local Kingdom Hall or in a public place.
Never allow your child to be alone with members or their children.
If you choose to attend meetings with Jehovah’s Witnesses then we suggest you follow the guidelines above for members.
Remember that most members are not aware of who the molesters are in their congregation according to church policy. They do not know.
If two Jehovah’s Witnesses call at your door one could be a child molester. According to church guidelines all confessed child molesters are required to have a partner when going door to door. If two Jehovah’s Witnesses appear at your door you might wish to ask if one or both are child molesters for peace of mind. Of course keep in mind if the person is an accused child molester they are allowed to work alone in the door to door work.

Housing Trends: Not A National Phenomenon

There are many conflicting accounts of the overall national trends in the real estate market today, with some reports saying that the decline in property prices have bottomed out and others saying the exact opposite. However, national trends are virtually meaningless to the independent home buyer as these trends may or may not be applicable to the local market.

The movement of each housing area is different; some areas have seen values driven up by speculators, some are still experiencing a decline in values, while yet other markets have stabilized. Because of this it is important to know that local market activity could be very different than the national housing trends so paying attention to national reports is of little value. It is imperative that potential homebuyers give strict attention the activity of the local market before making a home purchase there.

While a homebuyer will generally be able to trust a real estate agent to present reliable information and an accurate representation of the local market it is also important to realize that the agent has a vested interest in closing sales. This can mean that the assessment might be a little more rose-colored than reality. Real estate agents are a good place to start gathering information, but it is important to do your own research to verify what they say.

There are websites, like Trulia (www.trulia.com) that can make doing your own research easy, and give powerful unbiased information about the market being considered. Current sale prices and price histories for certain market areas will be available on sites like this. If a particular site does not contain information about a particular market, searching for a local equivalent site could provide the necessary information. If there are no research opportunities online then remember there are public records available that will also give insight into recent housing prices in the area.

Since the real estate bubble burst in 2007 it has become vitally important for potential homebuyers to do research and establish for themselves the current state of the local market. Indicators to look at are the number of available homes, the upward or downward movement of housing prices. If the number of homes available for purchase is decreasing and home prices are trending upwards it may be a good time to buy. However, be wary of areas where buyers are purchasing more than one property. This could signal speculative purchases and the presence of local housing bubble with inflated prices. It is possible to avoid these speculator-created bubbles by talking with local real estate agents, studying local housing sale records that are public, and watching the local news.

Regardless of what national or regional trends say, when it comes to real estate these trends are virtually meaningless. Careful research of the local conditions and markets is vital to making a wise investment.

Triangle Formations In Currency Trading (Part II)

What is the crowd psychology behind a descending triangle? Every time the currency price goes down to a certain level that forms the support there are buyers who want to hold that level stubbornly for their own reasons. Buyers thus push the price up each time the support level is tested. Spotting a descending triangle in a downtrend signals the downside breakout of the support level.

Sellers are quite anxious to sell as they feel that the currency price should fall over time. Thus when the price bounces off the support level, the bears take the opportunity to short again.

Spotting a descending triangle should allow you to be prepared for a downside breakout from the support level especially if it is a down trend. Bulls and bears face a skirmish with both camps not feeling confident of the next market move as with an ascending triangle.

When the support level is broken, many of those long positions which have been placed above that level soon get stopped out. Prices tend to break in the middle or the final third part of the triangle formation.

If the descending triangle is formed during an existing downtrend, it tends to give off even more bearish vibes than if it is formed during an uptrend. But you should always assume the continuation of the prevailing trend unless you have reversal signals in the form of technicals or turn around of the market sentiment.

With that said, prices also sometimes breakout from above the descending triangle successfully in a burst of bullish momentum.

Symmetrical Triangles: There are no horizontal lines in symmetrical triangles. This differentiates it from the ascending and the descending triangles. A symmetrical triangle consists of two converging trendlines that join a series of lower highs and higher lows. A symmetrical triangle has some resemblance to a wedge pattern.

As they are willing to accept less and less of the price over time, the lower highs reflect the mildly bearish conviction of the sellers. When buyers of the currency pair are willing to pay a bit more to get a piece of action, the higher lows are formed.

A symmetrical triangle tends to be less reliable as compared to an ascending or descending triangle. There is no way to predict the future breakout direction until one of the symmetrical triangle lines is penetrated. As with the other sloping triangles, breakouts usually occur in the middle or the final third of the triangle.

When trading triangle breakouts, you should always consider other pieces of information so that you can better pinpoint a higher probability trade set up. Besides the triangle formation, decreased volatility can also be detected with the exponential moving averages and the Bollinger bands.
